The real shame in this country is that more people don't exercise their 2nd amendment right to defend themselves by carrying a gun. When states enact concealed carry and other pro-gun laws, violent crime decreases, because the scumbags don't know who is armed and who is not. YOU are responsible for your own safety. The job of the police is to investigate crimes and arrest suspects. Their job is not to defend or protect the public and they in fact do not do that.

The scumbags in this case could have easily killed this landlord. They might have done it as a gang initiation; to get rid of the witness; because they were high on drugs; or for a thrill. If caught, they would have done a few years in prison, which is where they were headed anyway. No big deal for them, yet the landlord and his wife would have been dead and his family would have suffered.

In my opinion, all law abiding citizens should carry a gun. That is especially true of landlords, as landlords make a lot of enemies over the years (yes, even if you have nicer SFH rentals).

The Austrian principles state very clearly that robbery doesn't equal murder. I do realize that one of the robbers had a gun. However, if the landlord just let them take the **** and go on their way, all of this could have been avoided. I seriously doubt that there was anything that valuable inside this apartment.

The vast majority of the time, the robber is not going to utilize the weapon. It's simply a scare tactic designed to prevent the victim from resisting.

That is your OPINION. The fact is that the good guys are alive and well and the bad guys ARE NOT. It makes me sick to see people bring up gun control when things like this happen. If you listen to the whole interview you hear that the weopon that the robbers/thugs had was STOLEN from the police dept. The reality is criminals will ALWAYS find a weopon, if you disarm good people bad things will follow.

Thank GOD that we will never know what these guys we're going to do. If more people in this country took action against THUGS like that this country would be a safer place. Let Austria do what they want, but here in America we have what is called the 2nd Amendment which I am greatful for.

So the bottom line is your certainly free to voice your opinion, just don't count on me to follow. I choose to be armed and ready to do the same thing he did to protect my family.

Good call Ryan. I do the same thing, I write notes on the back of all the cards I get because even if you think you are going to remember someone or what they want, you may forget. I've been at trade shows and received 50+ business cards in a day, without notes it would have been all a waste.

The bottom line with anything is that YOU have to take action. Training is what you make it.

I went to a Rich Dad 3 day course for $495 and did not get the high pressure that people have talked about on here. There we're 3 different people from the Rich Dad company at the training, one was the trainer and the other 2 we're assisting. Each of them gave us lots of one on one time during breaks and before and after classes. In the end we did not sign up for the advanced training because we could not afford it for one, but also because I figured we could just get out there and do it, make mistakes and learn.

Overall I personally am very happy with the class we took. Another good thing is that we showed our credit report and financial statement to the trainers, they took a lot of their own time to help us with our goals and tell us what they would do if they we're in our situation. Also, the trainer gave us FREE info on credit repair on his own time before one of the classes started. This guy was good and VERY knowledgeable with Real Estate and Credit Repair (he owned a credit repair company previously).

I'm sorry to hear that not everyone had the same experience that we did. We plan on continuing our education as we go, with Rich Dad or someone else (depending on the course). I personally feel that we'll never stop our education. I hated school but really enjoy learning new and creative ways to make money in this or any other type of economy.

A name is always good to have but if you don't have that yet, i'd still get cards printed. The main thing is to not change your phone number.

People change business cards all the time, just add a name to it later.

I'm just learning about MH investing so I don't know if that is a typical down payment or not. My guess is that 3k down is too much for a $9500 trailer.

The only thing I can relate it to is on a Lease Option. In this market and in my area I would ask for 3k option fee but that's on a SFH that will sell for $150k at the end of the lease.

I would think $1500 would be more reasonable.

I've never done a deal like that but I know someone who has. He found a deal out of state and what he did was call a local bank (local to that area) for a reference for a contractor. He then called the contractor to do the inspection and take pictures. The contractor emailed pictures and the estimate for repairs and he put it under contract based on the numbers.

This was an out of state deal and he never saw the property in person. Obviously not every deal would go that smooth but if you had a good buyers list and a contractor you could trust for inspection it is definitely possible.
