I'm a licensed MA RE Sales Agent.

I received my RE Agent license in February and worked for a RE brokerage in Cambridge - leasing rental properties. We used open leads from YGL and posted ads to Craigslist, Zillow, RedFin, etc. For Free. Didn't need to use MLS, at all.

Why are brokers requiring sales agents to subscribe to MLS when all property information is public information? Why is it necessary to subscribe to MLS or belong to NLS in order to list, buy and sell properties as a licensed Real Estate Agent working for a RE Broker in MA?

I reached out to a real estate broker and asked for properties they are having trouble selling i.e. rough shape or other challenges.

The realtor mentioned a property and I am looking for some conventional direction on how to work with the agent on a wholesale lease option. 

Property is in rough shape. Needs $195k in repairs. It is a legal 2 family however the meters and living space are not separate yet. 

The owner inherited the property and the property is free and clear. Owner is asking for full comp market value $650k.

I could do the marketing and find a rehab buyer or wholesale lease option the property to someone who wants to work on the repairs for 2 years while living in the property.

What's the best way to approach and is this really a good deal?

If I want to wholesale flip, the agent doesn't believe the owner would take MAO of $291k.

The agent is open to a WLO but I am not sure how to structure the deal with the agent involved...i.e. how would either of us get paid?

Any recommendations?

I recently attended a FortuneBuilder seminar and they previewed an awesome deal analyzer system that works on iPad and tablets. It has a DB details down to the part number...i.e. it suggests the replacement product and labor and costs based on the type or level class of the home and neighborhood in a dropdown feature. No offense BP! 

Does anyone know the name of the company FB partners with or the name of that deal analyzer tool they are using?

Hello BP

I am working to build my cash buyer list. I spoke with a cash buyer today and asked what he needed to see from me in order to decide on my next wholesale assignment. 

I explained I would present an analysis outlining the ARV with the expected rehabber profit and that I will expect to see proof of funds before I would show my list of cash buyers this deal.

His response; he wanted to do a separate walk through of the property before making a decision. His response made sense, however, would allowing this take control away from me as the assignor ?

What's the preferred method to present wholesale deals to several cash rehabbers at the same time?

I have the same resistance finding an investor friendly real estate attorney in eastern MA. I have been looking and spoke with 3 attorneys, last week. I spent too much time explaining the value I bring as well as the time and money I invest to find, research, marketing campaigns, qualifying the buyers situation and evaluating the deal before I make and offer...I believe my time investment is worth a reasonable assignment fee since, Ive helped the seller get out of a property that is a burden and I've helped a rehabber to find properties they will profit from and employ people with families. Still looking for re investor friendly attorney and actuary near Watertown, MA if, anyone knows of someone they could recommend...
