@Scott Armstrong

Good question.

Check with the local municipality concerning zoning. Commercial properties vs. Residential. There may not be any challenges but you may also learn some additional facts re: zoning. What you can and cannot do.

At the end of the day. Not sure if I would go from a 5 to 4. Perhaps just looking for a 4 if your goal is for a residential loan vs a commercial loan.

@Sharon Miller.

Suggestion: Hi Sharon, you might consider just hiring a tenant screening company or a property mgt company (just to get past the screening process), you select, or they select tenant with your input. Then you could continue with whatever your original plan was?

@David Nino. I understand that electronic locks that allow the tenant to ck in on their own works out well.

Make sure that they complete an arrival ck list and send to you right away. That can help you keep track of the potentially changing conditions of the property.

Is there any chance that your mother in-law had any pictures of the place prior to her improvements? In his/her (landlords) absence, I would think that the lease would be the document that would prevail. You should consult an attorney that specializes in contracts.

I think that it would be worth the money that you may have to spend at this point.

Re: Tenant payments. I have one tenant that paid late, but they did pay.

Very nicely done. The end product looks great. What were some of the rehab items that you could have done without and still produced, essentially the same result?
