Hi Bigger Pocket Community!

I am a new investor, and I'm seeking advice on structuring a partnership for a $650,000 property venture. This is the first venture with my partner.  My partner has a personal relationship with the current owner and is the reason this property is being sold to us. He is bringing in the property plus $25,000 cash ($20,000 to cover closing costs and $5,000 for initial operating expenses), while I'll contribute a $130,000 cash downpayment and handle day-to-day management due to my proximity to the property. Everything else relating to the property will be split 50-50. We are exploring an equitable partnership arrangement. Any insights or recommendations on a fair way to structure ownership are greatly appreciated.

I have just bought a duplex in Cleveland (January 2022), only to find out that my property was due for lead-free certification in June 2021 and the previous owner did not get it done. My PM said she can't put a tenant in the vacant unit until it gets certified. However, there is a backlog getting someone to do the certification (i guess because a lot of folks are trying to get it done). Does anyone know if: 

1. it is true that I can't get it rented out till it is certified, and 

2. Is there a way to get the certification expedited? or does anyone know someone who knows someone who could help me with the certification?

Hi BP fam!

I am a TX resident with an investment property in TX and another in Cleveland, OH. I am looking for someone who can help with preparing my LLC's year-end financials and taxes. I don't know if there is somewhere where I can find/network with Tax Professionals who have experience with Real Estate on the BP website, or if anyone works in that area, please let me know! @Manda Gouvion welcome! I am similar to you. We made a decision to invest in real estate about 6months ago. Since then, I have done my research, listened to BP pods, got my team ready and am now looking actively looking for my first deal in the DFW (and outskirts) area! Fingers crossed!

Hi BP Family! I am a newbie to the real estate investment game and live in North Dallas. I am looking for an investment property in the 100k-140k range that is relatively move-in ready, and had been told to look in the Sherman/ Denison Area as the Dallas-Fort Worth area has gotten a bit too pricey. I was trying to find some leads/ wholesalers/ realtors who could help me.... along with any other investors who could give me some helpful tips or two. I am also open to hearing of any other good areas close to North Texas that I may be overlooking that have a good return.  I am excited and looking forward to hearing from y'all!
