@Shane H. thanks for the info. We will keep this in mind. For our initial investment out of state, we are thinking ~100k.

@Tatyana Shevnina congrats on taking advantage of the market during the downturn. Hopefully the prices do come down so we can get in on California, but for the time being it looks promising to start out of state.

Hi @Shane H.

Since this will be our first deal, we are thinking a SFH. Are we being too narrow-minded with this approach, or should we look into MFH? We will be investing out of state, so we were thinking the best approach would be investing in SFH. Your thoughts?

@Michael Lee thank you for the turnkey suggestion. That is something we need to look into more. 

@Gina Ruff thank you for the offer and will keep this in mind if we end up finding a property out there that aligns with our plan.

@Christi Shelby thanks for the heads about Chattanooga and the surrounding area. That wasn’t on our radar. I know Google is planning to build a data center out there too, but not sure on the area.

@Das Siva thanks for the offer, I am definitely interested in learning more about your experiences with Turnkey properties.

@Scott Schultz thanks for info. The reason we have Wisconsin in the mix is because home prices are a bit lower there than Tennessee, but this is something we will definitely have to consider. 

@Tom Ott is there any other areas we should be looking at in the midwest?

@Willem Young thanks for Chicago suggestion. Would you recommend looking within the city limits of Chicago or the suburbs?

Hi All,

Better late than never. My name is Justin and I was first turned on to Bigger Pockets about a year ago. I have been listening to the podcast and I am currently reading @Brandon Turner's book on Rental Property Investing and believe now is the appropriate time to introduce myself. My girlfriend and I are here looking to learn as much as we can and eventually purchase our first property. House hacking here in California is ideal, but the numbers do not make sense for us to purchase a MFH. We have a pretty good deal on rent, so that leads us to seek investment opportunities out of state. At the moment we are currently looking in Wisconsin, Tennessee, and Kansas. Any help or recommendations on these or other areas we should be looking at would be greatly appreciated. Our goal is to make the first investment purchase in April.
