Hello fellow BP members!

I'm Justin, and I'm actively seeking to switch from my current analyst position in healthcare to a similar role in large commercial real estate. As those of us who have been career/job seekers can attest, a referral from someone you know beats an online application any day of the week.

Why commercial real estate? Because ever since I started listening to BiggerPockets, I've been hooked into this industry, and I can't think of a better way to align my professional and personal interests than to reach out to the very people in this forum who share my passion.

So, I have a small favor to ask. If you know anyone who works with a commercial real estate company (such as CBRE, JLL, Colliers, etc.), would you mind introducing me?

I'm a senior analyst with a background in business intelligence and strategic planning, very strong data and technical skills, and an unmatched work ethic. I'm looking in the Dallas Fort Worth market as well as the Los Angeles and Orange County areas.

@Ryan Johnston - Thanks for the welcome, Ryan!  Much appreciated, and also thank you for the advice regarding series LLCs.

Quick question, if you don't mind: Did you encounter any issues from lenders when transferring your properties into the LLC? Specifically, with triggering a lender's due-on-sale clause? I've heard that a lender technically could demand full repayment, but this almost never happens so long as payments continue to be made. What are you thoughts on the risk?

@Chris Clothier - Thank you for the warm welcome, Chris!  Your advice about insuring in layers is one that I haven't heard before.  It makes a lot of sense.

I am glad you mentioned waiting until I have a sizeable portfolio, as all this is putting the cart before the horse until I have some properties under my belt, haha.  I appreciate the input, and this is all going in my notes.

Thank you for the warm welcome, @Curt Riffel, @Dale Tucker, and @Stephen Quesinberry!  I appreciate the advice and input.

In the near term, my goal is to get as comfortable as possible analyzing deals.  I have access to the BP calculators, and I'm trying to get to a point where I'm confident and accurate with regard to estimating capex, ongoing expenses, and other costs.  If you all have any advice on resources or guides on deal analysis, I am absolutely all-ears!  And thanks again.

@Brandon Richards - thanks, Brandon.  May I ask what proportion of the deals you see are for multifamily 2-4 unit properties?  I'd like to do what BP calls "house hacking," and I'm just not seeing many properties of that type in the Dallas area (specifically northwest Dallas south of 635).  Any suggestions on what areas have those types of units?

@Account Closed, Thanks, Keven.  To spring off your point, I think student housing is a great niche.  If you haven't listened to them already, there have been a few very informative BP podcast episodes on the topic, e.g. episode 140.  Also, episode 153 features Linda McKissack, who built her real estate business in the Denton area.  Definitely worth a listen!
