I'm looking to start developing rentals for passive income. I hear on the podcast, and other podcasts, about developing rentals and people talking about how much they made on flips. But I don't really hear much about what kind of income people are making with their rentals. So my question, if you don't mind sharing, is how many rentals do you have and what kind of yearly income to you make on those rentals. Honestly the whole point of my question is I want to quit my job but, I want to have enough rental income to cover the bills and bring in my share of the household income. Also if you don't mind could you state how many property's you own and how long you have been developing rentals. My target price range will be around the $100K-$150K home. Just curious about what kind of return I should be seeing in that range. Thanks to every that shares.

Right now I've got 3 main podcast that I listen to, BP (obviously) The Real Estate Guys, and Real Wealth Network. Does anyone have any other suggestions? I'm looking for something that may focus more on rentals than "real estate investing" in general.

Is anyone on here a member of the Savannah, Ga real estate club? Is it worth it? Do you get anything out of it? What are the meetings like? I'm new (like most people on here) to investing. So would I be able to get anything out of it or is it more for established investors?
I don't really have one I recommend but, I do have one I don't recommend. Pam T Properties, they were the most impersonal group of people. Every time we called they just answered with "hello". And treated us like we were tenants that were 2 months behind on rent, when we were the owners. And this may sound elitist of me, but every time we called to talk to them me and my wife had to explain who we were, and usually to 2-3 people each time. It may not matter to you but to me when I've hired someone to manage property for me I would hope after the first time they would know who I was, at least by the 6th time. They were just overall rude to us regularly.
Congrats. I'm currently at the beginning of your process. Every morning when my alarm clock goes off at 4:45 am there is a noticeable "UGGGGGGH". My wife has even stated she's heard it a few times while waiting for her alarm to go off about 20 minutes later. We are in the process of paying down some of our personal debt to free up cash. My goal is to start my new career next spring when i "should" have money and time freed up. The goal is to say "I quit" before 2020 without any drop in income from where I am now. Congrats again

Has anyone done the Renatus program? Worth it or just another scam? I have an old military buddy that did it and it appears he got a lot out of it and is now making money in real estate. He's recommended it to me several times but he's also one of their members that gets money every time they bring someone new in. Just curious what others thought.

Awesome man. I'm gonna come shadow you for about a month. Haha.
