Good afternoon I’m looking to get into owner financing in SC. I understand it to an extent, but have yet find a deal. What is the best way to go about finding a deal, or a motivated seller, tired landlord and limited funding??

Is it possible to get started capital in commercial real estate/ multi family properties without experience?? I’ve been looking at a few duplexes, quadruplex, mixed use, and smaller apartments I.e under 50 units, and I was wondering if it’s possible to find start up capital and how that process works? On google, I’ve seen private lenders, hard money, and business loans, but none of those searches ever lead to anything more then unwanted text about refinancing.

@Dhaval Taylor I traveled a lot with work, and some leisure, and In the last few years I’ve favored AirBnB more for price and simplicity.

When they first came out I tried just a few overnights to see and it felt a little strange being that I’m a male walking up to some strangers house at about 12 midnight for my first time. I know neighs watch what’s going on, and of course nervous jitters made it a little hard to figure out how to get in with the code, and lock box, using my phone light, etc etc, I could have easily been mistaken for a robber.

Hell that 30 seconds it took me to get n felt so long I even questioned myself lol. Then it felt a little uncomfortable being in a strangers house for the first time, sleeping in someone else’s bed going through the fridge etc etc. Same as a hotel when you think about it, just different setting. Again, this is when it brand new to some areas East.

But now, I’ll look for a Airbnb before I buy my flight. It’s usually cheaper, more convenient, and has parking. While I’m there, I have space, a full furnished house, stove, privacy, some have yards, and feel more like a local. Again some of the luxuries that can be at a hotel. But I always go for AirBnB first.

Lastly, I hold them to a higher standard. I expect super clean, I actually am more likely to inspect harder, towels, I hate not having enough towels and having to call my host and wait till the morning. Blinds!! I’ve been to a few with no blinds, that’s annoying especially in the bathroom. And a/c either not working or not strong enough to cool the house.

I’m in Charleston, SC, I’m new to this. I’ve watched many of videos on wholesaling, and the hardest part for me is finding the buyer before finding the property. Where do I find people willing to work with me, and how do I put together the presentation?
