Hello,

I'll be refinancing a duplex I own in a couple of months.  I plan to pay the closing costs out-of-pocket so I don't have to finance them.  Can I consider the closing coats a business-related expense and deduct them from my taxes?  How does this work at the federal level?  Any help is greatly appreciated.

Hi all,

I've owned a duplex in West Boulevard for about two years now.  I've only had one tenant resign a lease and that was only a six-month extension.  Other than that, I've been turning over every unit every year.  Both units are 2 bed / 1 bath and the property is in good condition.  I've checked the rents and they seem to be in line with market rates.  Am I doing something wrong, or is that kind of turnover typical for the area?

Hello,

I am trying to buy some probate lists for marketing in Washington state.  I've been looking at both Pierce and Thurston counties.  I tried searching Pierce county's online legal document database, but I can't get access to the documents I need without paying $25 per record.  I've also done some searching on Thurston county's website, but I didn't find much of anything.  Are there any list providers I can use?  How should I screen them?  Any help is most appreciated.

I analyzed the deal myself.  Lori helped me with finding the property, the negotiations, and coordinating the inspection and closing.  She helped make the process straightforward and made sure all of the paperwork was completed and sent to the right place on time.

For an agent, I recommend Lori Dague of Keller Williams Greater Metropolitan.  I bought a 4-plex with her and I'm renovating it now.

Thanks for the help Andrew and Brian.  I'm not sure if the tenants are related, and I'm currently changing management companies.

Hi all,

I had two tenants sign new 1-year leases in October.  Then they both told my property manager they are moving out in November. Then tenants were inherited from the previous owner and were month-to-month until they signed the new leases.  The property manager has a record of the new leases. From what I understand, the tenants are still required to pay the rent until the units are rented again or the lease expires.  Who should I talk to for legal advice about going after the rent?  Any help is most appreciated.
