 UM, turn the water off and drain the pipes, 


 Was hoping to find a solution where I don't have to do this between each weekly tenant.

You can also buy heat trace tape that you wrap around the pipes to keep them warm.

It is a house. I mentioned it is an AIRBNB to explain that it is very random when someone is there. And I can't completely shut it off because visitors do come about once a week or two.

I have a tenant that was a nightmare. How do I put an eviction on her record? Anything else you do to past bad tenants? I have a judgement for $800 but know I will never see it.

The CDC puts a temporary halt in evictions till the end of the year. I am currently evicting a non-paying tenant. We had court today and she did not show. A hour later in my office mailbox I got the declaration that she is claiming because of COVID I cannot evict her till the end of the year.

         I have another hearing in 3 days to go over the declaration and all the requirements. I am saying that she had given no effort to even pay partial rent. I am also saying that she is not maintaining property per our lease. 

         Has anyone gone through this or know any other tips. I might lose it if she steals rent from me for 4 months in a row. 

Thanks @Account Closed I have never done that before. Is there a certain program or service for email to text? I have never used that before. Huge help!

I am looking for a group texting app or service where I can text reminders to all my tenants all at once. But I would prefer one where they are individually sent messages from an automated number. As in I want it to be a one way conversation as reminders for rent is due or prepare for the freeze tonight. Any suggestions?
