Post: Acquiring Vacant Houses

Hey everyone, need some help on the next step.

I do a lot of driving for dollars to find vacant homes that are in need of rehab. I then search the properties online and then the county tax commissioners site to see what I can find. I can usually get name and address of the owner from this. My question is: Has anyone had success doing this? If so, do you usually send them a letter and do you have an example? It is very difficult in my experience to obtain phone numbers for random people so it seems that letters are best. Let me know what you think, I'm sure there is plenty I haven't thought of. Thanks in advance!

Hello everyone, first post here. 

I am looking to purchase my first property. I initially thought about purchasing a duplex, but I recently found a great deal on a four unit property. It is currently fully rented, rent prices are low due to long term renters and the need for updates. Everything I've read so far indicates that this is a great investment. 

I was wondering if anyone had a similar situation in buying their first property? Were the four units too much to handle as a beginner? What were your results? Any advice is greatly appreciated!
