My question is, can I be an independent realtor and have access to the
MLS and write my own offers, without being employed at a brokerage?

I am currently considering taking an online course through Humber College to begin acquiring my Realtors License while I'm off of work during quarantine, but had a question that I can't seem to find an answer to. I am currently employed with full time with the military, but have been considering my license for a while now. I wasn't necessarily considering selling houses other than my own.

So is it possible to have those accesses, as long as I pay my E and O Insurance and register with RECO another way without a brokerage?

Any info would be appreciated.

@AJ Alexander Thank AJ, I'll let you know how it turns out. I'm currently posted out to a different base but my home is still in Pet. It seems like a great market with the base and CNL nearby.

@Roy N. Thanks for the info. I figured as much about the 20% down, but couldn't hurt to ask.

Hello all.

From what I understand about financing for real estate, which I admit is not much, is that when you go with a conventional mortgage from a bank to buy rental properties, you must pay 20% down. Are there banks or credit unions in Canada that only require 5% down for buying rental properties? I have a pretty healthy savings account at the moment, with excellent credit and can afford the 20% down for a house, but obviously would like to be able to grow my portfolio faster. Is there a way pay a lower down payment, without getting hammered with a huge interest rate? Any advice?

Thanks for the replies everyone. I'll definitely keep reading the forums here and I'll check out that beginners guide aswell. I live a couple of hours west of Ottawa. Petawawa/Pembroke area. Lots of opportunities with colleges arounf and the military base.

I'm looking to get into real estate investing, as it worked well for my grandfather. Unfortunately, I didn't take the opportunity to learn from him as much as I should have. I have some decent savings, and a lack of hobbies so looking to do some hustling. So I pose this question. What materials I should read or familiarize myself with, like articles, Ontario Landlord And Tenant Act, etc.?
