@Kevin Powell Yes, I think 1,000 leads is a great start. Also, your thinking of sending for 5-6 months is spot on. I always recommend that you mail for at least 6 months to ensure your touching your prospects multiple times and are building trust.  Consistency is the name of the game for DM.

When yellow letters were first designed (over a decade ago) they were unique, and therefore, effective in getting your prospect’s attention.

However, with the competition in today’s market and the overuse by investors, your prospect’s mailboxes are saturated with the same mail piece – a yellow letter. This is evident by personally speaking with hundreds of sellers a month and the constant conversations about yellow letters on BP (do a search for yellow letters to see how many threads are discussing them).

But if this is the case, why are so many investors still using the same old, outdated mail piece?

There are many reasons but I mostly attribute it to the following three:

1) Investors are not testing and tracking their marketing efforts well enough to make an informed decision/change

2) Investors are not looking at marketing as an essential element in their business and relying on what other people are doing

3) With so many yellow letter companies out there, you can’t help but feel like they have to work.

Over the past 10 years, I have tested, tracked, and refined my direct mail to ensure my marketing was as effective as possible and to make sure I was truly standing out from my competition. To validate this, I tested over 100k mailers between my mailers and the yellow letter and found that my mailers received 26.7% more responses. Yes, you heard that right!!

Handwritten and professional letters are an awesome option to get your prospects to open your mailers and call in. If you are mailing to high quantities then postcards might be the way to go to keep your budget in check but still get awesome responses.

What about yellow letters? We found that our handwritten and professional letters out performed yellow letters by 26.7% so move away from the crowd and try something new with our mailers :)

@Chris Tracy I don't think you'll get good results that way. Most serious investors attend events where they know the host or have heard about it through another investor. If you want a good group, I'd recommend networking and telling people you're thinking about starting an event.
