The deal looks good initially, it meets the 1% rule. You need to know your home, is it older, will the repair/maintenance category need to be higher than 5%? I would add the cost of having a PM in there too, you being so young your probably going to want to expand in buying more properties and eventually it won’t make sense to manage it yourself. Even with increasing some of these categories the deal still looks good. I try to get $200/a door. 

 Thank you!  The home was built in 2001 and has been kept up very nicely.  Roof will need replaced in 3-5 years and I will have the 3500 saved up for it by the time with the 5% cap x.  Would you recommend putting more than 5% for repairs and capx?

Thank you very much for the input! I’m going to try the stack method and do a fourplex next year.  My plan is having my sister buy a fourplex( she wants to move soon) and then we could split the profit and in a year she could move out so we could make more.  Hope you have a good one!

I am partnering with my parents for this house.  They are combining their home loan with this rental loan to make it a total of 650 monthly payments(325 each).  I am actually paying 325 a month for the rental so I messed that part up(I have it on the rental calculator but I couldn’t put the picture on here). I am putting 60 a month towards vacancy(also forgot to include that). I will definitely think about making the cap x higher.

Neighborhood is pretty new, and it’s right next to a school!  Other houses have gone for 1200 in the area and my friend actually has a similar house and he charges the same. There are not many rentals that aren’t full in my area right now.  Thanks for the response!
