Hey Drew, after 6 months, I'm sure this has probably been worked out. I'd say it's always nice to be licensed, then there's one less thing to be done. Securing a job first can lead to more stress, as it becomes more imperative that you pass the test the first try. Best of luck in whatever you decide!

My wife and I are on the Life Changer Loan, and we love it! It allows us to aggressively pay down our principle, while retaining access to equity for investment opportunities! I tell everyone in my circle to check them out.

I think the Chase Ink card is your best bet. No annual fee, and 1.5% cash back. The Capital One Spark card gives 2% cash back, but it has an annual fee starting in year 2, and a higher APR.

Everyone has pretty much already said it, but a loan is the way to go when working with 401k. The best recommendation I can provide though, is patience. You don't want to touch your 401k for a stretch of a deal. Great deals are definitely out there, but with this crazy market, they're much tougher to find. I'm 24 as well, and I'm just reminding myself that I'm young, and there will be many RE cycles before I'm ready to retire.
