Hi @Jeffrey Scully,

I work for Garden State Properties Group in Runnemede and we service investors in the Multifamily space throughout South Jersey. One thing I have found is that on market deals are tougher to come by, and when they do pop up you are facing a good amount of competition assuming the property is priced correctly. Everybody wants the multifamily properties it seems, and for good reason. What I have done to circumvent this is go directly to the property owners and work to bring off market deals that fit my clients criteria. I have had success with this and I am familiar with the Multifamily space in general. Would love to connect if you want to talk further!

Great to hear you are looking to invest on the NJ side. You are right on the money with Collingswood area, the demand for rentals is extremely high in Camden County in general. @Jeffrey Palma Hi Jeff, I work with many clients who purchase multifamily properties. While it can be difficult to get an FHA offer accepted in this market, it is certainly not impossible. You definitely have to be looking in the right places though. Working with an agent who has experience dealing in these types of properties is going to be your best bet. What is it exactly that you are looking for? Is it a specific type of property, or are you looking to earn a specific ROI? I am assuming you are looking for something to buy and hold. Have you spoken to any lenders yet? If not, I would be happy to connect you with some financing professionals that have served myself and my clients well in the past. Having your funding in order initially is arguably more important than the deal itself!

The trend I see is that people are looking to move to towns outside of the city but are still close enough to the city where they can get to and from work with no hassle. Palmyra, Riverside, Pennsauken, Delran, Cinnaminson are all excellent towns for investing in South Jersey!

Hey guys,

So I purchased two courses from Real Estate Express as I am trying to get my Pennsylvania RE license. There is a 30 and a 45 hour course along with a final exam for each one that I must pass before I am eligible to sit for the PA exam. I just want to confirm with any other agents who started in NJ and expanded into PA...is this actually a requirement? I heard someone mention that taking these courses may not be required as I am already licensed in NJ. 

If anyone on here could confirm I would certainly appreciate it!

Post: Wholesaling as a Licensee in NJ

Hello BP,

So I have had my license for about a year now, and really want to get away from working with traditional buyers. I am trying to build a business plan for a wholesaling business that gives me the opportunity to list the home on the MLS if we cannot come to an agreement at wholesale price. Ideally I will acquire my first seller financing deal with my marketing strategy as well. I am currently working under KW in New Jersey.

My question though, is exactly how to structure the business. Am I allowed to collect an assignment fee as a wholesaler? To my knowledge ,I can also service wholesalers by providing them with properties and charging them a marketing fee. My plan would be to get the seller under a listing agreement, give the property to a wholesaler (for a fee), where they find the end buyer and I retain my rights as the listing agent. Is this something I can do legally?

I don't mean to be long winded, but I am really trying to pinpoint a direction I want to go and focus on only that. I also want to be sure I am compliant and not breaking the law or putting myself at risk at any way. If there are any agents running their business around wholesaling in New Jersey, I would love to connect with you.
