Hello, I own a property in South Tampa which I'm looking to build a quadplex on it.   Does anyone have any recommendations of builders/contractors for multi-family in the Tampa area?

Thanks in advance!

We have an exciting opportunity having a beautiful 3-bedroom, 3.5-bathroom furnished townhouse located in a prime area of Tampa is now available for short-term lease. With the upcoming prime seasonal months just around the corner, we believe this could be the perfect arrangement for someone looking for a comfortable and convenient living space.

Property Details:

  • 3 bedrooms, 3.5 bathrooms
  • Furnished with tasteful decor
  • Great location in the heart of Tampa
  • Minimum 30-day lease (HOA requirement)

After a long-term tenant moved out, we decided to open up our townhouse (investment property) for short-term leasing to cater to those who are looking to enjoy the best of Tampa during its most vibrant season. The property is within a well-maintained HOA community, ensuring a peaceful and secure living environment.

Whether you're a professional on a short-term work assignment, relocating to Tampa, or simply want to experience all that this city has to offer during its peak months, our townhouse could be your perfect fit.

If you're interested or know someone who might be, we're actively seeking tenants/guests for a 3-6 month lease, ideally spanning the prime seasonal months. If you have any suggestions for suitable websites or brokerage services that specialize in placing guests for short-term rentals, we would greatly appreciate your recommendations.

Feel free to reach out to us directly through this forum if you have any inquiries or would like more details about the property. Thanks,

Post: bought duplex and in permitting found out the lot zoned for SFH

Quote from @Richard F.:
Aloha,

So how was this not discovered during your Due Diligence period? In my experience the State's Property Tax office would show the zoning/Land use information. I routinely pull a Tax Report on any property that we list for sale, or even if we just receive an inquiry to manage a property; and sometimes just to update our files for property that has been under our management for years.

This was missed in due diligence period due to quick close given hot market.  Good to know, thanks for advice.

I bought a duplex which is a 2BDR /1 Bath per side on the duplex, the 2 bedrooms and bathroom are upstairs.  The duplex was built in 1948, so it is older but has good bones and in great location.  I initially was just going to update the bathroom and kitchen and submitted plans accordingly.  But after some thought I would like to add square footage, so I submitted plans to the city to add half bathroom on the 1st floor along with adding on a master bedroom and bathroom on addition to back of the building.  The lot sits with to the North are 5 lots of duplexes and quadplexes on the street and to the South is next to a single family home.  The city just sent back our plans with their comments, and they are stating that the lot is zoned for a single family home and not a duplex.  The city is saying we need to go before a committee to plead our case to have the lot rezoned for multifamily which could take months.  For 8 months now the duplex has sat vacant as waiting on permit.  The duplex was built it 1948 and the city zoned the lot in 1983 as a single family home, so the zoning was done well after the duplex was built.   Does anyone have any recommendations on how to get this rezoned as multifamily lot?  Does this type of scenario get covered under Title Insurance for additional expenses incurred on delays?

We are currently renovating a duplex and our contract is having a difficult time finding a 100 AMP, 30 space main breaker panel which is outdoor rated.  We have called around to a dozen places, and they have 20 spaces but not 30 spaces.  Anyone have an insight of where I might be able to find a 100 AMP, 30 space main breaker panel which is outdoor rated?  Thanks in advance.

We have a 3 bdr/3.5 bath furnished townhouse in which our tenants just gave us notice as they just purchased a house.  Our unit being a furnished unit would be ideal for corporate housing.  Any recommendations on how to market for corporate housing?  Apps?  Property managers?  etc.  Thanks,
