@Brandon Sturgill thanks for the response. my plan with the LLC is to use the line of credit as a secondary source of credit for rehabs or materials. From my understanding this will help my debt to income ratio for my personal credit. I do not want to use the LLC to acquire mortgages. This is just my thoughts, correct me if I am not thinking on the correct path.

Im interested in trying out a BRRRR deal on a single family as my next step. Location would be Mount Vernon or Columbus area. Condition would be something that needs some work so I can profit off the refinance.
Honestly my wife and I are still young in this industry. We have one duplex that we currently live in one side and rent the other out. I wouldn't mind any help or advice on a few directions from here forward.
My wife and I have currently been house hacking the past 2.5 years and are ready to start scaling things up (any scaling advice would also be greatly appreciated). Our LLC has been established for 3 years and we are looking to start building credit for the buisness.
We have been figuring things out as we go and have come to a roadblock with our current credit union who holds our buisness account. They do not do businesses loans of any type.
We live in Ohio and I am curious if anyone has any suggestions on where to move our property buisness account to?

We own a duplex in OH and have recently discovered that one side currently has had bugs for over a year. The other side (which was BB free) found a BB and we called an exterminator to have them inspect both sides to see what needs to be done. I had a talk with the "dirty" tenants and asked them to be honest and this is when they came clean that they have had them for some time.
They have lied and hid this from us during multiple inspections. Clothes and things in garbage bags that they said was for goodwill, relocating sleeping quarters to different rooms for security reason, etc. we had our suspicions, thought maybe lice. They are no longer in their lease and have been month to month for around 3 years now.
would you evict them and then exterminate? exterminate then evict them? or exterminate have them sign another lease with a BB clause and evict them if it happens again?
How would you go about handling this situation?

Thanks Jake. My plan is to live for free in one side and keep my day job to put money into savings. Those savings will be "buisness money" if a repair comes up i will have it available. If a repair doesnt come up it will be put towards my next property. I have a solid background in residential construction. I can fix most things that arent an emergency myself to keep cost down. I also know people i could call if i'm at work and there is an emergency with the tenant. Is this a solid plan?
