Hi BiggerPockets community, I have a question. I just got off the phone with a potential seller. She had a rental property two story home with an apartment garage in the back. The home has 3beds 2baths & 1 bed and 1 bath in the garage. No mortgage, no existing tax liens, the house would need light repairs (paint and maybe floors). The ARV I came up with was ~158k and she said she would accept no less than 130k. Would this be a good wholesaling deal? I would appreciate the feedback

@Justin Nichols  With that small square footage and only being a 2 bedroom, you are going to have a very small amount of people to sell to which means you could be holding it quite a while. I would move on to a 3 bedroom or a 2 bedroom over 1100 square feet that has the ability to add a third bedroom.

Hey guys I need an opinion on if this is a good deal or not.  I have a 2 bed 1 bath 647sqft house I am look at and it is priced at $18,500.  The owner is currently in the process of updating and repairing the home herself.  On Zillow it’s zestimate is around $49,000 while comparable homes range from $26-$86k.  The owner is firm on the price of $18,500.  Can you guys give me your opinion?

Hey Davaun, I am new to real estate investing looking to get started.  I’ve heard a lot of successful stories and how people have achieved financial freedom through real estate.  But yes I am open to a partnership!  Are you interested or know anyone who is?  I want to be able to get started and learn as much as I can from the people I work with!

Hi everyone, I’m getting started in the wholesale investing in Virginia and I was just curious if I need an LLC first or can I just jump right in and get started. I just wanted to know if it was necessary before I do the paperwork and pay the fee. Also if it is required to have one before I start, should I wait until it has been approved before I begin the process of wholesaling. Thanks for the responses!

Hi BiggerPockets community! I am a beginning investor, currently educating myself. I also am an undergrad facing student loan debt when I graduate this spring. I am just looking for advice and different strategies using little/no money down so I can get started while also handling my debt. To get started I was looking to rent out a multi family and build from there with other rental properties. I appreciate any knowledge you guys have to help me approach this situation the best way in the near future!

Hi members of BiggerPockets! My name is Justin Nichols and i am from the Hampton Roads, Virginia area. I am a current undergrad at ODU and graduating in May. i have no experience in stock investing but have been reading books on it in the past couple of days and would like to become more familiar and gain more knowledge before getting started.
