@Aaron Montague Thank you for the advise. Thankfully this is an area that I have considered. It is also a line item on several of the property analysis calculators that I utilize including those here on BiggerPockets. It is actually the only form of payment that I will pull from my first several properties until I have established a substantial slush fund and the ability for the business to acquire more properties without my personal financial contributions.

@Ann Howell Grand Rapids has tremendous growth perspective. A rapidly growing and diversified employer market, fast growing college institutions and relatively low cost of living is drawing a number of individuals from around the country and around the world. GR's housing market definitely cash flows, and is poised to continue raising its housing values. A severe shortage of housing is driving rent rates up, Michigan however, is not regarded as being a landlord friendly state. But, as with all business, a solid foundation, due diligence, and proper screening is necessary for your success.

Thank you everyone for the warm welcome. My intent is to self manage a small complex. I am looking at buildings that are 8-20 units, rehab intensive . I am fortunate to come from a background of rehabbing low to middle income apartments. My parents over 12 years purchased and rehabbed 27 buildings containing 378 units. My dad is also itching to get back in the game and will be advising me in my endeavors along with several other already successful contacts.

@Tim VandenToornthe deal I am working on seems to be getting more complicated by the moment... as most purchases seem to. The seller is the agent and impossible to contact. Time to start looking at other opportunities.
