it's funny how a few of the comments seem to doubt your good fortune. They keep trying to find 'chinks in your armor'. put them to shame and reveal the pictures ;) passive aggressive is still aggressive.

 Good point. I think I will end up keeping them. The 8 unit has store front on the bottom which I am having turned into 3 more units. The kicker is the guy that's doing all the work is doing it for free. He offered to completely build the units if he could stay in one of the units and be my repair man. He's done a wonderful job, Saved me a ton of money, and freed  alot of my time. ( There's no property management, so I was handling all issues).

Anyhow, I think my 11th and 12th commandment will be taken from you and your wife. #cheers

Hello BP I recently bought a 8plex and 2 duplexes for 200k. it was and is currently fully rented out and I get 4600/mo. after all expenses I get around 2500 cash flow.

 I used the no money down way(actually it was about 2k)  and my dilemma is should I sell it and gain the huge profit or continue to collect the money each month?

The property was sold by a Motivated seller who owned the property for 15 years and was tired of being a land Lord. He sold it to me for the price he bought it for 15 years ago. He hasn't raised rent in 10 years.
