Has anyone here invested in raw farmland in Panama (and/or Central America)? If so, I would appreciate your input on the best farm management companies and any other advice you wish you knew before buying farms outside of the United States.

I am looking at a few small, multi-fams were built around the 1920s. Basically looking for full interior gut and reno (kitchen, bathrooms, new flooring, advise on other replacements needed).

Thanks for the reply.

1. Well the way they are advertising it is as "ROI"... So doesn't that mean:

ROI = (total profit - investment) / investment

So going with the projected middle ROI of 85%...

.85 = (total profit - 100,000) / 100,000

Total Profit = $185,000

--But are you saying the original principal ($100,000) can't be withdrawn on a refi?

2. So will I get 4% of rent checks too or no?

Hello,

I was offered an opportunity to invest with an apartment developer.

So I would pay $100,000 for 4% interest in a 12 unit apartment build in a Limited Partnership.

I have just had a rental unit, so I am not sure about LPs...

The developer sent me this:

When constructed in two years, the LP will refinance the project. The builder's estimate of return on money after the two years is thus: when refinanced and rented out (builder estimate) an 80-90% return on investment and you would still hold your percentage of ownership.

-So my question.

1. Does this mean in two years my $100,000 will be paid back to me (let's estimate low at 80% ROI) so at refi I get a $180,000 check?

2. If that amount is correct, what are the taxes on a refi gain? STCapGains or LTCG??

3. Does my 4% still equal a part of the monthly rent...or what does that 4% represent after refi? Like will I get a 4% portion of the rents each month?

4. Has anyone used CheckaContract dot com for $199 for a lawyer to review a LP or similar contract?

I am looking to invest in commercial real estate for the first time. I found a 25 year ground lease for a Taco Bell and Starbucks. It is a 5% cap for Taco Bell and 5.75% for Starbucks. What are tax incentives on a ground lease since there is no depreciation? Just loan interest? I like the idea of collecting lease payments for 5 years, then when I get the 10% rent increase after 5 years, 1031 the property for a bigger NNN deal. I have considered an apartment complex investment, but really don't want the work that comes with the extra 3-5% cap. Thoughts and suggestions?
