I have read many posts and I am sure my post has probably been asked a thousand times, but I would like to get current opinions.


I have around $200k to invest,  not all at once, am thinking $50k-$65k down payment to start to buy my first  $200-$250k duplex. 

I am willing to look out of state (I live in Indiana) or anywhere that a deal makes sense and would have property management take care of all issues they can.  I don’t want bottom of the barrel property and would love great cash flow.  

Can anyone please lend advice of what you would do if you were me (what markets are to look at, mistakes you made on your first deals ect.)?
