Hi Darionn,

Thanks for taking the time to put that analysis together.  I’ve been finding it helpful to drive around a few neighborhoods in the zip code that I’ve been looking to invest.  I’m not sure how accurate some of these websites are but looking at the ratings of the schools as well can be helpful for finding an area.

@Rick Pozos solid advice. I've been looking at properties on the MLS for a while now and I am having a tough time finding anything even remotely worth looking into. It's like they say on the podcast, you have to get out there and make the deals.

Hi @Emily Hill,

Each day i'll listen to podcasts on my way to and from work, look through BP articles or forums throughout the day during down time.  Throughout the week i'll try and talk with my realtor and analyze several properties.  I've also been real interested in researching other markets.

How do you get out of the mindset of finding the perfect market? For example, I'm interested in long distance investing which opens up so many possibilities. I could spend all year just researching different areas.

I know I need to just focus on one area which I have done but it's still in the back of my mind that I can find a better market if I keep looking.

@Antonio Cucciniello I agree with what a lot of other folks on here are saying. Not every market is a good market to jump in to. A strategy I've heard you can try is check out all of the cities within 50 miles and analyze properties there.
