Hope everyone here at a fantastic Turkey day! I was recently handed a wholesale that is a little outside of my lane, and I wanted to see if there was someone who might be able to give me some advice on what would make this a screaming deal. It's a 14 unit apartment complex in Louisville that the sellers want to seller-finance. I haven't done anything in multifamily, so any and all feedback is greatly appreciated.

Good Morning! I am looking for flippers who may be have a hard time off loading their properties or if they just want a consistent single buyer to turn to to offload their properties.  I look for great cash flowing rentals to provide to military veteran real estate investors. Our buy box is fairly simple.  We look for cash flowing properties in growing areas.  We have been focusing a lot in the SouthEast but are starting to see more and more in the midwest.
