While approaching leads for seller financing, I’m nervous I don’t have all the legal documents for kinds of deals I haven’t done yet.

Needing documents like “Deed in lieu of payment”

Hoping to get them here instead of dropping what is sure to be thousands on an attorney to draw them up…

Any treasure trove of useful documents that we share with each other?!

I'm considering developing properties and using pre fab home kits to reduce build time and keep the money moving. 

Have any pre fab home kit suppliers distinguished themselves from the others as a great deal?

There are examples of operating agreements you can use online

An operating agreement is the set of internal rules the entity uses and they can be flexible to your situation, more or less complex.

I’m a paralegal in Oregon who does entity filing just for reference.

You can adopt an operating agreement for free, or pay to mitigate concerns about complexity

If you are intending on using it as an Air B and B research the rules in specific counties and cities as some are actively making it difficult to use short term rentals.

We’re looking at Rockaway Beach as a B and B friendly area to expand in with an Amazing 4th of July Fireworks party!

Curios as cities have taken stances against short term rentals with regulations, have any cities on the Oregon Coast emerged as "Friendly" to Short term rentals?

We're looking to move into that area and invest our own money, and entertain JV investments as we discover the sweet spot and can execute on it...

Does the community have any conclusions on what part of the Oregon coast is the sweet spot for Air B & B and the like?
