I am currently looking into purchasing a duplex that backs up to a water treatment facility. The numbers are good, the building is in good shape and it has at least 1 unit rented out with a long term tenant (have not verified the rental amount). I am just hesitant because I do not know what the impact of the water treatment facility is on this investment. Any advice would be greatly appreciated.

@Tim Herman thank you for running that calculation. In the area we’re looking to buy, the tenants generally take care of all utilities, however, we are requesting to see the lease to verify if we need to account for any other expenses. I really appreciate all your help with the analysis on this property.

Thank you for your feedback, @Tim Herman. It is much appreciated. So after increasing my expenses per your suggestions it lowers my cashflow to around $450. As I am on the app I have not been able to run the ROI calculations yet. Calculations were run on asking price and I do feel there is room for negotiation. So I still see this as a good starter deal, but as a beginner, I don't know if there is something else I'm missing. In your opinion, is this a deal worth pursuing?

Thank you for your response @Anthony W.. This is our first deal so any advice is much appreciated. We are looking for cash flow however, we are not in need of it to pay our personal expenses so any will be rolled back into real estate. The main attraction to this house was that is already currently rented with good tenants looking to renew a lease. We will be using a conventional loan @ 5.25% with a bank, as well as a partner for the down payment. Comps show other similar houses selling for 20-30% more in that area. This one also has a new A/C and Roof. Reno budget is just for small cosmetic updates as the house is in good shape.
