My wife, Aletha, and I are new to Real Estate Investing. I'd like to introduce us on here in order to find like-minded individuals to learn from and network with throughout our journey, because we know it is a truism that you become who you associate with.

We are both first responders, live in Rosenberg, TX, and have four great children that we not only want to create a legacy for, but also want to instill the principles of discipline and ambition independent of their parent's success. We have not done a deal yet. We have started to educate ourselves this last year. Our goals reflect rehabilitating distressed properties and flipping them or keeping as rentals depending on our gestalt and the numbers.

Have you considered investing out of state? There are an abundance of opportunities here in Columbus, Ohio to maximize your cash on cash return and appreciation. We have locked up several deals that substantially beat the 1% rule just in the last few weeks. We also have the connections to make rehabs and property management hassle free.

Jason, we have looked around. We would like to keep it close to our home at first while we are just starting out. Thank you for your reply though!

Hey Justin & Aletha! I love the mindset you both have going into this. There are some renovation programs out there that allow you to finance the projected rehabilitations into the mortgage. That way you don’t have to deal with a lot of upfront costs. Sometimes it can change your mortgage payment by only a couple hundred dollars. You can typically find out projected rents if your goal is to turn it into a rental that way you can see if it will cash flow or cover the mortgage.
