looked into this a bit myself. Clayton homes in Pueblo says 4-6 months to set the home.  You don't make a payment until it's set which is nice.  The lady said the high end of a modular home is $82 sq/ft.

Lei,

We are looking at land currently and talking about building a duplex or fourplex to hold.  Properties here are very expensive and it's hard to find deals.  I'd be curious to see what you find out as far as which one is more cost effective.

Again thank you all for the information. Another reason I liked this idea is because of the existing foundation as well as septic system which can add a large cost when building new.  The utilities are not something I have considered. I'd imagine if electrical is a drop line to the house that is not underground this would be negligable in price.

Thank you all a lot for the replies.  I'm having a hard time finding deals in my area. While driving the neighborhoods I found this site thinking that we could probably pick up the property for a cheap price.  We have found that we could build a new home for cheaper than we can find anything to flip or to hold.  I have only viewed the property from the street as I dont want to venture onto the property without speaking to the owner.  As soon as I do I'll have a closer look and then speak to both an engineer and someone that could demo it.

We have found a vacant lot that we have mailed the owner to offer to purchase.  It appears that there was a fire and the foundation remains. Has anyone ever purchased a property like this? I'm assuming you would need an engineer to sign off on the foundation to build however, would there be any issues with cleanup, soil testing, anything like that?  Any insight on this would be greatly appreciated.

I have thought about this idea a lot mainly because you wouldn't have to deal with multiple contractors and the quick turn around.  How many of these deals have you done? Are there hangups with people getting financing for the "manufactured" home?

Hello,

Brand new member in southern Colorado. The areas I'm looking to invest in are Penrose, Florence, Canon City, Pueblo west.  Currently reading as much as I can and listening to a ton of podcasts while saving some cash and looking for deals.  We have a few friends doing owner builds in the area that we will look at first.  If there is anyone in the area I'd love to meet.  Thanks.

@Graham Northrup Thanks for the reply Graham. I live in Penrose which is about 30 minutes from Pueblo, however I work in Pueblo and have a pretty intimate knowledge of the neighborhoods. I have spoken with a few people I work with who have had primary residences that they have turned into rentals. 2 of the 3 have had major issues, one to include a marijuana grow in the basement. Obviously these stories make me hesitant of looking in Pueblo, but these aren't seasoned investors either. Let me know if I can help in any way.
