My name is Justin. I come here with very metered expectations, I try not to get my hopes up about very many things.
A little background. I am originally from Detroit, just moved to Indianapolis in February. I'm 29 years old, have worked several manual labor jobs, for not nearly enough money. Back around "the bubble," I was working with some friends in Detroit flipping houses. I was on the ground level. My buddy had a colleague who was acquiring houses for dirt cheap off the forclosure lists. I was passing out flyers for them to start, then my role expanded into occasionally showing houses (cash sales). They paid for my real estate license class, but like the young idiot that I was, decided not to follow through with it. I'm a meat and potatoes kind of guy, and what I mean by that is that when I work, I like to see my money weekly. I didn't like the waiting game, waiting for houses to close, etc. In hindsight, I feel like it was one of my bigger mistakes in this life. Alright, fast forward several years, I got sick of working for warehouses and temp agencies, so I went to a trade school for HVAC/R. I currently work for a national company doing commercial HVAC/R. I honestly don't mind my career, just worried about the toll it will have on my body in 10 years- hell, I'm already feeling it.
My goal is to not only save my body, but to take control of my financial future. Now I know that this task will not be easy, and I don't have much experience or knowledge of real estate, but very eager to learn and succeed.
I do have some questions though, before I crack down and really start focusing on this venture. I have about 22k debt (student loans and truck note). A credit score of under 600, a very small chunk in the bank, but very low living expenses right now.
I'm just wondering if this is a bad time in my life to attempt to start this because of my credit situation? Are there any ways I can get in on the ground level and maybe help out an investor and put my HVAC skills to use for them/be a gopher?
Anyway, nice to digitally meet all of you, I appreciate any feedback you decide to throw my way.
