Hello,

Can anyone refer a commercial lender in the area that finances new construction? I own the land outright, permits are issued and I already poured the foundation. I am looking to finance the erection costs only on a high end duplex in the Northern Liberties section. Univest is not taking on new clients right now, Spring Garden's fees are too close to hard money and the previous lenders I have used have merged or been sold. Thanks....

Hello!

I currently have a couple HELOC's on my rental properties in Philadelphia, PA through Pen Fed. I am looking to get another HELOC on a different rental but they are no longer doing them. I don't even think they would re-appraise my current accounts at this time. Does anyone know of a bank or credit union doing HELOC's on rental properties? In 2019 when I first opened the HELOC's through Pen Fed; they were loaning up to 70% LTV at prime +1.

Has anyone had recent experience with Lead Sherpa? Today's price in my market is $500 a month for 3 months; no trial. I have a list of vacant houses and I am looking to text the owners. Any other companies out there that provide this service?
