@Sparkle Reed Yup I agree, the skip tracing is expensive, I like the interface of the software but I see myself going to Batchleads as well.

Pretty much what everyone else said. Also, I don't think it's a Miami thing, it happens everywhere. But if the numbers make sense then the numbers make sense.

I like you already, we have the same name so you must be a great guy, never met another Justin I didn't like! I am actually down in South Florida, Miami to be exact. I will mostly be focusing on Miami, Fort Lauderdale, and West Palm. But Central Florida is a hop skip away, so we will connect, would love to find out more about the Tampa Area. Been there a few times and it seems like a great place to invest.

Hey Danny that is awesome! Congrats and I hope everything goes smoothly on the duplex. My 1st one is actually a duplex as well. I think that is the way to go when building a portfolio. I plan on focusing on Mulit-family for my buy and holds. Tampa is only a short way from Miami and I have a friend that sends me investment properties up that way often so I might find my way up there soon! We will defiantly keep the link and be in touch.

Yeah, Brandon said he does the same thing as well. I think it is a great idea, they will be set for college or to start a business if they want. Also, it can be used to teach them about real estate, which is the plan I have with my son.

He then plans on giving it to them @ 18 when they can decide to sell it for college funds/ keep it and cash flow. Hey, Bigger Pockets Fam! 

My name is Justin, originally from Philly but I have lived in South Florida for the past 26 years so I am basically from Miami lol. New to real estate investing but after the birth of my son, I realized that I needed to build a future for him that my current job as a DJ could not provide. Although traveling the world playing music is fun, it doesn't come with a 401k. 

Since COVID hit and my entire summer tour schedule has been canceled I decided that now was the right time to dive in head 1st and figure this real estate game out. Thankfully I found Bigger Pockets and Brandon has become my Mr.Miyagi for Real Estate Investing. My goal was to start out Wholesaling to raise capital, learn the market in south Florida, and gain some experience. But somehow I landed myself with one buy and hold and one fix and flip less than a month. I must say that things have been pretty interesting so far and that the best experience is getting out and getting started. 

Looking forward to networking with you guys and hearing your stories. South Florida is a great place to be and now I can say I actually own a few pieces of it. I am doing Real Estate full time now and hope to connect with as many awesome people as possible along this journey. 

Let's get it started!
