@Stacy Williams I'm aware that historic districts pose a unique set of hoops to jump through. As a Realtor, I have access to tons of resources and data, but still lack experience or expertise in that niche. As you said, that's why it's important to build a network and surround yourself with people who have different skills and knowledge. It's easy to get romantic about those areas but I'm sure it can be a minefield if you're not vigilant.
    I love the beachside too, and it's a big part of why I moved to Jax. The whole city is so diverse and you can find new neighborhoods every day if you tried. I recently explored the 32208 and while there are some rough parts, the areas around the Ribault and Trout rivers look pretty nice and appeared to be getting attention from investors.

   Hey BP! I'll start by saying, I've been a lurker on Bigger Pockets for a while and now I'm here to give back in any way I can. I've been interested in development for as long as I can remember, and in my endless search for real estate information I stumbled across this incredible community. It has been an invaluable resource for education and entertainment alike (thanks Josh and Brandon!).

Once I found out about wholesaling I became obsessed. I was jamming the podcast whenever I could, I started writing down every house I saw that looked vacant or distressed, attended a local REIA meeting, and even reached out to a local investor from a bandit sign. As I continued to overload myself with as much information as I could, I started to hear all the fuss about wholesalers getting cracked down on for "unlicensed brokerage activity", and it gave me cold feet. So naturally I went and got my license!
   So now I've had my license since February, and while I've mainly been focused on getting my sales business going, I haven't lost sight of why I came here in the first place. I want to help build, grow, and revitalize my community. There's so much potential out there, and we just need to reach out and grab it. In Jax alone I see homes that are a diamond in the rough every day, and neighborhoods on the verge of blossoming into true glory (Riverside I'm looking at you).
   Anyway, enough of that. I just wanted say hello, and thank you for everything that is Bigger Pockets. I'm here to help, so if anyone needs anything in the 904 or otherwise don't hesitate to reach out!
