Post: House hacking home gym

Hello everyone,

I am house hacking an up and down solid brick triplex, with a very large underground basement. I want to put a home gym in one of the basement quarters. My workouts often include deadlifting, and I am concerned about noise for the 1st floor tenant from dropping weights.

My second concern is the flooring. Right now it is destroyed and I plan to take self leveler to resurface it, then throw horse stall mats overtop to absorb some of the shock and sound.

Does anyone have experience with this type of scenario?

Hello everyone,

While I understand that number of bedrooms has a bigger impact on your asking price for rent, I am curious how much apartment SQ FOOTAGE is valued. For example, is a 2/1 w larger rooms/open floor plan and bigger overall living space (1200+ sf) more valuable than a 2/1 that’s a more modest size (800-1000).

How important is walk up (3rd floor of a building vs 1st)?

Hey everyone, I am getting ready to put new flooring down in The 3rd unit of a three unit house. This is a loft (walk up) with 2 units below it. Currently ripping up old carpet From living room and bedrooms and bubbled floating hardwood floor (water damaged) from kitchen. I want to put vinyl plank in kitchen area, and want to run it out into open floor plan into living room and require area rugs. Is this a mistake from a noise perspective w unit two below? Other option is I just do new carpet in living room and only vinyl in kitchen.

Hello, I am pretty new to real estate and am looking to find a deal for an owner occupied duplex. My goal is to build a portfolio of multi unit properties. What are some good things to do to get started in the area? Do any meet ups exist in the Pittsburgh area for real estate? I have come across the REIA so far.
