Hey BP Network!  I haven't posted in a while, but My wife and I are Investors in Philadelphia and currently have 2 investment properties (1 Duplex in Pittsburgh) and 1 condo in Fairmount.  We recently moved out to the burbs (Wayne, Pa) and can't find any good networking events or meetups in the burbs.  Does anyone know of any good events that happen in the suburbs vs the city?  If not, would any investors want to meet up to share strategies, best practices, etc.?

I’ve been coming across a lot of foreclosure properties listed in Zillow lately and I wanted to get some feedback on the process to buy a foreclosure and if people have had success with this strategy? I live, work and am looking to invest in the Philadelphia, Pa market.

Any thoughts would be greatly appreciated.

BP Community I am looking for some help using the new BRRRR calculator. I watched the video on YouTube that is from about 2 years ago that @Brandon Turner posted.  I noticed that the BRRRR calculator, that is in the tools section, is a slightly different version (results page).  If there is an updated example video please send me the link!  If there isn't a video and someone is willing to help me out, that would be greatly appreciated. 

I have a few deals that I am analzying but just want to make sure I am using the tool correctly before pulling the trigger.

My wife and I are looking at a few deals in the Philadelphia area to execute the BRRRR strategy and I'm interested in meeting some reputable general contractors that can handle a full renovation and like working with investors.

Thank you for the feedback. My wife and I just had an offer accepted, which we are running through our own name because the banks I talked to wouldn't let me create a new LLC and buy the property through that company. They said that the LLC needed 2 years of tax returns, and I'd still have to sign a personal guarantee.

Regarding buying property with investors/partners, how do you construct deals? Do you create a separate entity for each deal, are you both on the mortgage?

I have a few friends/family that are interested but just want to make sure I structure it correctly.

I've been watching YouTube videos and reading articles about seller/owner financing and it sounds really fascinating and a great strategy to use.  Using this strategy, do you need/want a real estate agent involved?  Can you still do full inspections on the property?  

If anyone has used this strategy often I'd be curious to connect.

My wife and I are starting out in real estate investment and I've been reading books and the BP forums and there are a lot of differing opinions around LLC or no LLC. I wanted to get some advice on having an LLC hold properties and that LLC being owned by a holding LLC based in Wyoming or Nevada? reading Garrett Sutton's book, he recommends this structure.

I'm curious if there are other BP folks that have this structure and what they think about it.
