 Justin, how much does the overall deal cost? That includes rehab, etc.

You are not competing with the agent, nor are you competing with the $300K the agent is promising her.

What he needs to do, is find out whether the seller is truly motivated or not.

If they are, you explain the advantages and disadvantages are when it comes to listing vs a fast cash offer.

We are indeed not for everyone, but we are for someone.

The 300K is completely irrelevant. No one is promising the seller thay will get $300K for the house.

All you have to do is explain to the seller how wholesaling works, and what they can expect.


Remember, 

We get offers accepted even when our competition their offers are 4X as much as ours. Money is not the issue when it comes to motivated selelrs. Keep that in mind.

When it comes to wholesaling, the battle field is not "money". The battlefield is, how fast and easy the sale can go through. If the seller wants as much as possible, you are fighting the wrong battle. If the seller wants to get it done fast, you have a chance.

She’s very motivated. Her timeline to sell is asap. She’s hoping to walk away with at least 280. The realtor she spoke with seems to believe 300 will a quick sell.

I recently have made my pitch to a motivated seller to wholesale her property. She was interested but had already set a date to meet with an agent. After keeping in contact I received a message from her stating…

“I have a realtor and she’s decided we need to sell the house as is. I have not done any paperwork or signed anything. The house isn’t listed or anything. She says we will need a cash buyer and is gonna offer it to someone who flips houses. She’s gonna list for $300,000.”

My question to you all is how do I win this battle vs the realtor? This is the closest I’ve gotten to my first deal.  Thanks in advance!

Spoke to a colleague of mine who recently lost their father suddenly and has no interest in his property. I mentioned putting in a cash offer on the house with the hopes of wholesaling and they are motivated to do so. The only problem is that I was a little too late. During the conversation she revealed to me that they recently started the probate process and that the bank said it would be a year until anything can be done with the property. My question is, is there any way around that and what can I do in the meantime to either expedite the process or stay connected? Thanks everyone!
