Cash invested: $60,000

Wannamaker/Franklin Twp flip. Mid 50s ranch on slab with a lot of work needed. ARV should be $150,000+ when completed.

Purchase price: $65,000

Wholesale deal with instant equity($15,000 at the purchase, $25,000-$35,000 when I factored in Pending Condos in the area). I plan on refinancing soon. Long term tenant that is under market rent.

1st rental property purchased. Long term tenant at a reduced rental rate. Wholesale deal with roughly $10,000 of instant equity. Refinanced into a 15 year term. This has less immediate cashflow but is a savings of roughly $10,000(if a 30 year was done) if rental rate doesn't change.
