So my wife and I have been living in a townhouse for over 2 years, but we would like to use that equity for our next home. Is it possible to seek investors that would help finance a down payment for a rental home, and pay them back with the money gained from the rental?

I am interested in obtaining my first rental home, but I do not have the funds to secure a down payment. Is there a way to use crowdfunding investing to obtain a loan? or any other alternatives to this situation? I live in Virginia Beach where vacation rentals do very well.
