I don't think you really NEED to bring in a CPA until you have a few rentals. But the quicker you bring one in, the easier it will be for you of course. I wouldn't wait until you get 7-10 properties or anything.

Congrats Jenny! Looks like an awesome property and a great home/area for a house hack. It's crazy how young you are and already own a duplex, not many 20 year olds can say that. Very impressive

Hey Reagan, if you need help finding a property to flip with the $80K, feel free to reach out and I can assist you. It may be a little difficult flipping a home if you don't want to use a loan, but we can still see what's out there.

Yeah I just make sure to find homes I can add value and build equity. I put 20% down on 2 of the 5 properties and 5%-10% on the other 3. I'm taking a break to pay off equity for a while and it's not something I plan on doing for my next few properties. But this was actually a recommended strategy I heard from Brandon and David when I started listening in 2021. It's also important to have cash reserves because of the leverage risk of course.

I don't see it much different than house hacking or BRRR strategy, so I don't agree with some of the comments above. I just didn't want to make this thread about me. I only move forward if the lender approves my files and they're good with it, not the other way around.

I like everyone's view on it and their reasoning. I just think single family is the better option because of many of the points Bill Brandt made.

Single family allows you to have - 

Less turnover & no tenant on tenant conflicts, better appreciation, more buyers if you want to sell, longer term financing, and more cash out options.

Good question. Maybe if you try to search "furnished". I'm sure a good amount of those would have been STR listings
