Northwest and Northeast side have some awesome opportunities! And the homes aren't 100 years old like downtown lol

12 months minimum usually, you must show intent to live in the home. The lender will also need a justifiable reason that you're changing primary homes so quickly.

That's definitely allowed and how many investors get started. You just cant use a second FHA loan when you're ready to get another property unless you refinance the other.


I know some Duplex communities don't allow you to Airbnb both sides (sometimes either one.) You'll just want to check with zoning restrictions. But once you move out, there shouldn't be any issues using it for normal long term or midterm leases.

$300-$400K range 

- Northeast - (anything in the Reagan or Johnson school district. Thousand Oaks, Stone Oak, Encino Park, Bulverde, etc)

- Schertz/Cibilo (not far from military bases, easy access to Austin/New Braunfels, up and coming/ many new nice neighborhoods)

$250-325K Range

Northwest - (Near UTSA, Medical Center, Shavano Park, Rim)

$200-275K Price Range

Far West - Castroville, Alamo Ranch, Sea World Area

You can also find great fixer uppers on the market right now. You don't necessarily have to do off market.
