I have been presented a deal that needs a full gut job on the interior. This property is way below market value due to its condition, im looking for reliable contractors to work on this property, the plus side to this property is that it's small (642 sqft) The issue im running into is that do I look into larger contractor companies or smaller ones. If there is benefit for each one or do I bring in numerous contractors for different areas of the property. I also need it done quick so I can get my HELOC money back out of the deal as it's a variable rate and has gone up quite a bit. Any advise would be greatly appreciated.

PS normally I would do the work myself but I don't have the time to work on a full gut.

@Joshua Melendez he should show you how to find deals. It's not a problem if he sells you something and makes a couple thousand but definitely not 40k

I have a 25k HELOC and financing available. Looking to buy a BRRRR property that is off market. Need help with contacts, mailers or just advise on how to find off market deals. An app would be nice if it exsist.

A little back story about me. My parents managed 210 units when I was growing up. My mom was the property manager and my dad was the maintenance manager. I grew watching this business operating from the inside out, helped clean out units and watch applications happen for years. Fast forward till now I'm a Banker who understands the market and eats, sleeps, and breaths real-estate. I just bought my personal home in Feb. 2021, and I'm now looking to buy investment properties in 2022. I don't want to use traditional banks due to the amount of time and money down needed to buy investment properties. The current problem I am having is finding good, reliable investors to invest with. I am open to all opinions and tips, thanks.

PS.Im 26 living in NE Ohio with 2 kids and a Fiancé.

@Scott M. I'm about to be getting my first multi unit and have plans and investors/mentors for more soon after. I want a system in place so it's all uniform and looks professional to the tenants even if it's not lol.

I'm always on the move and I need an easy to use platform (app preferred) to manage properties and except payment from tenants. I don't have a big budget so free or very low cost per month would be great. What platforms or apps is every one using and which ones are to be avoided? THANKS
