Hey corey, I see that you have broken down a location. Can I ask how you arrived at the city of Atlanta? And like I mentioned to someone previously, I think the BRRRR strategy is great however you seem to be starting at the middle a little bit. What is YOUR goal? Cash flow? Appreciation? Both? What are your capital limitations? Maybe by working backward from the goal you can develop the criteria. Because the criteria for a cash flowing property vs one strictly for appreciation or one that may achieve both will bring you to different neighborhoods and towns in your market. Then you can start to dive into the real estate and use some of the tools here like the BRRRR calculator and/or rental calculator on bigger pockets. And start to dial in what criteria matters to you.

Hey friend, I am in the process of the same journey right now. first off I wish you much success. So I am no pro by any means but would love to share a few nuggets of info I found and have learned so far. Number one make sure you are following the investing out of state series currently going on. I have a feeling that may be how you ended up here but if not, it is on Bigger Pockets youtube page. Secondly, what my partner and I are in the process of working backwards. the first question you should probably be asking yourself is what is my budget? That will automatically narrow down what areas you go into. Then start using realtor.com or zillow for example to take a look into those houses. I prefer trulia because it gives pretty good information on the surrounding area. especially in terms of crime. I then started reaching out to realtors so they could send me their MLS findings. At this point I am running numbers with my partner and we are setting up our team but we have landed on the markets within the atlanta market that we are going after. Again, I am no pro but I was stuck at the beginning trying to figure out how to analyze the market. Now we are so much closer to making our move now that we have worked backwards. Feel free to reach.
