I was thinking... for the 10% down vacation home mortgage that @Avery Carl and @Tony Robinson, among others, have discussed, can you use projected rental income in the DTI guidelines and calculations? It works that way for LTRs but since you're trying to get a "second home" mortgage that you may choose to convert afterwards to a STR, are the banks not going to consider potential vacation home rental income at all?

I'm interested in Eustis too so this is good info. Any "ballpark" numbers as to what a small 2/1 (say less than 1,000 sq ft) may rent for in Eustis, and what a 3/2 in the 1,500 sq ft range may rent for?

@Jay Patel obviously this is an old post but if you're still around, any recommendations on areas of Eustis to avoid or that are desirable? I live about 45 minutes away but am trying to get a feel for Eustis.

If you had it to do over again, and you had two options, what would you do for your first deal, which I'm sure would be a huge learning experience?

(1) Buy a SFR or small multi by yourself and finance it on your own

(2) If you had in mind a unique large property with several structures on it that is beyond your financial ability to get a conventional mortgage for, try to find a partner to work with

I'm torn between doing the "stack" of starting small with lower risk and capital needed while I learn, versus the larger potential return of something bigger and the ability to learn from an experienced partner if I find one.

Hello! After thinking and doing light real estate education here and there for a couple years, I think it's time to get into the real estate investing game. Tough to begin though...

Any meetup suggestions or recommendations for ways to connect with others? I'm in Winter Garden.

Lastly, is anyone buying land and building multifamily on it? At least on my side of town, multifamily units are so rare that it seems like a great opportunity to buy a lot and build a duplex or more if the cost would be reasonable. Wondering if people are doing this here or no.
