PS. I'm a realtor who feels naked without my MLS access in a foreign land. I'm all about other online resources like Zillow and Realtor.com but not sure the best one for investment properties.

Hey BP! I'm driving down to Norfolk Virginia today with a friend couple and my wife. My friends are relocating because of his job and we are looking at houses. Thought while down there I would see what the investment market is like. I know the area is pretty transient given the military population so thought the rental maker might be pretty good but wanted to get your thoughts! Thanks, JB.

Allentown PA is a great place to invest as it's got low prices but lots of dollars are being poured into the city as part of the revitalization effort. Rentals are in the wake of new hockey arena, restaurants and lots of commercial space being built. PM me for BP calculator PDFs as examples.

A few good lists from folks ready spell out all the TIME a realtor will save you but the main thing is the last thing Michael Noto said, your are paying for someone to safe guard your best interests. Not just anyone can do that but an experienced and seasoned professional can and is worth every penny.

Deanna is spot on with the photos feedback. However if you don't have a way to get to the property quickly, don't think the agent is going todo anything to help and the financing options of the current offer are solid I would accept the lower offer and move on. As soon as you say TLC in your listing no one is going to offer any where close to 100% list, so 85% is not bad.

As a few have shared I believe everyone should get their real estate license. It's so easy and you get access to great resources and learn detrimental skills to build your real estate empire. Find a good broker and make good relationships with your office will help you sell so much faster. Also a great resource to your next deal as folks in your office will be able to tell you when they have something good coming on the market. Worth the dues and little hassle up front.

Hey Gary! I'm a realtor in Allentown PA and have a few ideas based on the expectations I keep for myself. Few questions quick, I understand comps can be tough when you are out in the sticks, so how did you come up with the price? Did you both agree where the start price was and did you decide to drop it or the realtor? The only time I had someone fire me was when they didn't take my advice on the list price. Either way if they are not communicating with you I say fire them period that's just not appropriate. If they haven't taken professional photos...fire them. If they haven't held open houses, email blast, or office caravan fire them. Also how did the realtor handle the negotiations with the two offers that came in? Is it listed on Zillow?
