I have a pretty simple question about wholesaling that I cant seem to find an answer to. Im interested in wholesaling some properties this year and I just want to see what my options are. Im in a smaller pa town ( state college)which I am aware is not good for wholesaling but nobody does it locally and there are investors and property rehabs taking place. I work full time so Im really just looking to learn and hopefully make some extra cash. With that being said my credit isn't good (preventing me from owning just yet) but Im tired of sitting on the sidelines and waiting while I recover financially. My question is in order to get properties under contract wouldn't I have to be financially approved just as if I were buying the property myself? Are there ways around this as far as structuring and has anybody done this? I mean Im sure I can get some kind of mortgage but even with that is it possible to wholesale property that you as a wholesaler couldn't afford. Any advice or knowledge on the subject is greatly appreciated. Thank you in advance.

Just a basic question really. Looking for responses from people who have gone through similar situations. I am 27 and looking to purchase my first real estate property in a few months or maybe spring of 2016. Im currectly rebuilding my credit which was pretty bad but iam slowly catching everything up but still at rounghly a 570 credit score. Im thinking FHA is propbably going to be my best bet for a loan. I would like to purchase a multi unit property and be able to live in one unit and rent out the rest for positive cash flow. I havent yet made it to any banks becuase im nervous I will be denied fairly quickly at this point. Any tips or advice for getting financing? I am looking in the state college PA area if anyone is local and would like to chat and help me analyze a couple deals.

Very good post. Always love to hear some words of wisdom by somebody who has been there and done it and is willing to share the knowledge they have learned. I myself am very new to real estate investing however I am as eager and open minded as anybody.

One thing you touched on a little bit is the knowing the market and basing important decisions off of what may or may not become. This is something I truley believe to be key in having an edge in real estate. I have read a few articles lately about this and I am searching for more information about it if anybody knows any good sources??.. I want to be able to identify different stages in the market and know the best ways to take advantage of them before expanding my real estate portfolio.

Any and all advice is greatly appreciated. Best of luck to all of you on your journey and Thank you to those of you who have and continue to serve in our military!

Hi everyone. I am a 26 year old professional technician who has just come to terms with the fact that I want more. I have always had it in the back of my head that real estate was the way to go but until recently I was too hesitant to dive in. After reading a few books about real estate and finding sites like this with the podcasts and all the other helpful articles and tools to really put it all in perspective I can say my confidence has grown in myself and in my ability to succeed here. 

At this point in my career (really just beginning) I am looking for my first real estate property. Unfortunately I have some credit repair I am currently working on first due to my more careless younger years. I am constantly looking for tips and advice for the best ways to get started and how to be as smart as possible about it. I would  love to stumble across a few people on here who is willing to invest in me and see that I am the real deal and have every intention to fully invest myself in return.
