I have to agree with @Matthew Rolf on the prices. Good prices but neighborhoods are sucky. I've starting seeing some new investments in the Sunnyside area though with townhomes. Not one of the nicest neighborhoods but yeah.

Hello Everyone!

I'm looking for some financial advice on getting started. I understand that there are many ways to finance a buy and rehab project. So here's my scenario.

I haven't done any deals as I am just learning about REI. I've calculated my DTI which is about 70% alone without my wife finances. I have about four savings account which totals a little over 3k for different reasons like Emergency (2k), Travel (1k), a credit union saving (~300+), and investments (~350 and adding [Had more but I spent it some stuff to educate myself and get started with the stock market. I'm still learning I took a big hit but slowly building back up]). I typically add about $100 to each for the Emergency, Travel, and Investments account every month. After bills paid, I typically have around $300 to $400 left to spread out for savings monthly. I have a principle of 9K left on my car which I plan on using the extra savings to quickly pay it off so I can have an extra 350 to save and invest. I thought about trying to quickly pay my Student Loans off after my Car, but I have about 18 more years to pay it off so the payment is super low (~250). I was paying double at first but that payment will also go towards the car loan.

With my finances, should I continue to save up for a certain down payment size for a buy and rehab? Or would could I be able to find loans that I qualify for which such a high DTI?

Thanks for the welcome @Matt Engle! After browsing around the site, listening and watching the Beginner's Guide to REI Course BP YouTube videos, my first goal is to learn the terminology. The next step for me would be to get started. I'm going to give my self at least 3 - 6 months to learn and then by this time next year I want to have my first deal done and on to the next.

Hello members of Bigger Pockets!

I'm a young I.T. Professional looking to get into buy and hold real estate and/or buy and flip real estate. The first and only property that I have is my current starter house (3 bdr 2 baths) that my wife and I occupy. We've been in this house for about 2 1/2 years at the time of me writing this. It's such a great little starter home in a great location! So when we do decide to move, I don't want to sell it. My goal is rent it out and keep it for passive income. With that being said, now my plan to learn as much as I can so that I can start investing in more properties for a wealthy future for my family.

I don’t know many people interested in real estate investing, or just investing period like I am so this is why I joined BP. I hope to learn as much as I can well help were I can, make many friendship connections through in the community and maybe find a new golf buddy or two.

Also, I recently discovered real estate photography so I’m currently learning and practicing to build up my skills in that. The goal here is to start a business in that section of photography. I’ve done people photography, but I don’t really have an interest in that side anymore. I still photograph people from time to time, but I’m not as crazy about it. So keep me in mind if you need some shots taken in the future if you’re around the Houston area.
