I am doing all my research before bidding and obtaining a home from a trustee sale. I have a title company that has given me all the open Deeds of Trust on the homes and have done the research on the property taxes. Am I responsible for any of the 2nd and 3rd notes on the property if I do acquire it? And is there a system I can use to identify what I am really purchasing?

What is the best legal method of removing past owners of home that is purchased at trustee sale. I know of cash for keys, but what if tenants are un-cooperative? This is in California

I am looking for a solid learning platform to understand the basics of what to look for when going through reports on homes that are scheduled to sell at auction at the county courthouse. What to look for on the outstanding loans and the do's and don'ts when investigating and purchasing these properties. I am currently using property radar and am located in northern California. Thanks
