Hello,

Someone mentioned an episode of the BiggerPockets Podcast in which the interviewee speaks about his co-living/shared space properties in Denver. Just wondering if anyone knows the number of the episode or has a link to it? Don't know any specifics beyond what I've shared.

Thanks Alex. Yes I gave that some thought and if I can't find a way to easily manage each call tree separately then I'll go that route. I just like to keep the greetings personalized to the property and I think having a separate icon for each property on my phone's home screen would help with organization. May seem trivial but I'm noticing that little things can make a big impact on day to day operations, especially for repetitive tasks.

Hello,

I'm currently using grasshopper to receive calls and texts from current and potential tenants on a commercial property. I currently have a call tree set up with them and their app allows me to receive notifications on my cell phone whenever someone sends a text or leaves a voicemail on the property's number. I can also leave the app's icon on my home screen and a count of the amount of new notifications will be displayed on it.

I've reached a point where I need 3 separate numbers, each with their own call trees. The problem is that grasshopper requires a separate account for each call tree and the app can only be logged into one at a time so I can only see notifications for one number at a time.

Does anyone know of any solutions to this? Or maybe a simpler way of doing this?

Once he contributes it to the LLC it would cease being his primary residence that is true But that does not mean that it is a 1031 eligible investment. The LLC would need to accept it with the intent to hold it for productive use. If it takes title simply to resell then it is not eligible for 1031.

 Yea that is pretty murky. Any idea how long we'd have to hold it for to get the IRS off our backs? :)

 He has a house in NYC that's worth over a million. He is single and could get an exemption for 250k of his profit but the rest would get slammed with taxes.

Hey fellas,

One of the members of our LLC wants to contribute his personal residence so that we can 1031 exchange it up to a larger multi family. If he moves his personal residence into the LLC would that allow us to 1031 exchange it?

Are you asking for a definition? The way I understand it the rent credit model is when a portion of the tenants' rents gets tallied up until they've accrued enough "rent credit" to purchase any home on the park. It's the same idea as building up frequent flyer miles. Apparently this is how larger parks get around Dodd Frank and SAFE.

I'm just not clear on the details such as the paperwork involved.

Hello. I currently own a 25 space park in Arizona with 19 park owned homes. I'd like to use the Rent Credit Model to sell them to the tenants.

Has anyone used this method to sell off their homes? If so do you have any guidance? And do you know of any resources I can refer to to learn about it? Thanks!

Hey fellas. I just closed on a mobile home park and have some questions about administration.

What paperwork do you generally make your lot renters sign? Also does anyone know where I can get boilerplate paperwork (including lease agreements, release of liability, park rules, etc) that's specific to mobile home parks? My park is located in Arizona by the way. Thanks!
