Hello

You could use a property manager and tenants would just assume your renting as well. Or a onsite super. You could say your the property manager. It’s technically not fibbing.

Some times I’ll introduce myself to my tenants as the property manager. My wife’s the boss anyway.

Bucket 2 here. I have 40 properties and do all my maintenance and management. I truly love it. I guess I guess I just enjoy working with people. I want them to feel like I’m bringing personal value to them. I understand it’s harder to scale and it is getting harder to manage it all. Thanks for the read.

Hello

My name is Justin Curtis. I live in Waverly TN. About a hour west of Nashville. I currently have 36 doors. I was wondering if the rest of the country is getting good deals in small towns? I’m just getting ready to close on a house right in town. 3 percent return. We need housing in this town so bad.

Usually when I post a rental I’ll have 300 applications. This current rental will rent for 600 a month.

I guess my question is why does everyone focus on large cities with .5 percent return? Appreciation?

Wow that’s a bad deal. I’ll sign your petition. I know it doesn’t matter now but living in smaller (especially southern) states we’ve had no regulations. Fortunately for landlords it’s one sided in the courts. Very landlord friendly. Waverly Tn. Luckily I’ve had all tenants pay.

I hope they lift the lock on evictions so you and your fellow investors can get back to work. If I can help you just let me know.

Hello All

So lately I've been tiring to free up some time to work on more important tasks. I have been letting contractors handle repairs for me and its driving me crazy. I'm pretty handy and can do just about any renovation myself. I just finished flipping a 4-plex the next town over. Heres the proplem. Every contractor I get does work that's not to my standard or I go back the next day to fix it. For example just the other day I called my plumbig guy because there was a leaky shut off valve and leaky sink knob. The plumber put new seats and springs in. Later it starting leaking. I went by and looked. He tightened it so tight it tore the seat. So I relaced the new seat and fixed the problem. I know I need to let go but it seems for 75 bucks a pop, I should have just did the job myself. Any input? Thanks
