Thanks @Andrew Davis for the welcome.  I'm very interested to learn more about great investing areas in central FL and about the Orlando market in general.  Are you involved in any real estate investment groups in the area or do you know of any planned meetups?

I will say this about about Brevard County.  The economic development council is outstanding.  I know of at least one time recently where a big manufacturing company (MC Assembly) was planning to leave the area and Melbourne came through with some tax incentives to get them to commit to the area long term.  In addition, I know some tax incentives were provided to Embraer Executive Aircraft to attract them to come to the area.

Also, Northrop Grumman has committed to building a large engineering facility that will be bringing 1800 jobs to the area around 2017 and rumors are that a large yacht manufacturer will be coming to Merritt Island.  Lump that in with NASA starting to pick back up and private companies like SpaceX conducting launches out of Cape Canaveral, locals are getting excited about the future of our area.

Now if we can keep getting lucky about avoiding hurricanes and if we can keep other Florida cities from stealing our spring training team I would highly recommend living here!

Hi @William Robison 

I completely agree with your train of thought regarding the impact of the new Cerner campus.  My first job was with Cerner up in NKC and the employee makeup typically consisted of highly educated professionals with an engineering or IT background.  The majority of which commuted from OP, Lees Summit, Blue Springs, Lenexa, and Olathe.

I am very interested to learn more about your thoughts on some decent areas (low crime, decent schools) in which a decent rent to purchase price ratio can be obtained.

I am a cash buyer looking to purchase a SFR between $50 - $60K. I know there have to be good areas that exist in KC within this range but when I look at the ones I know and trust I feel like I'm looking for champagne on a beer budget. So any insights into areas with decent returns and low vacancy rates within my budget is greatly appreciated.

Thanks @Ray Orellano for the welcome!  I have heard about the new Cerner expansion.  It will be nice to see something done with Bannister Mall.  Hopefully the silicon prairie can start to attract some bigger, outside companies as well!

Greetings to the Bigger Pockets community!  My name is Justin Hall and after binge listening to all the BP podcast episodes over the last few months, trolling the forums anonymously, as well as reading the UBG, I'm ready to start taking massive action.

Let me start by saying that I currently reside in the central Florida area where I am an owner of a small engineering consulting company.  However, like most Floridians I am not from Florida.  I grew up in a small town southeast of Kansas City, graduated college from the University of Missouri-Rolla, and had my first job out of school at Cerner in North KC.  Let's just say my heart is still in MO (except during Winter).

I know the experts say don't do your first deal 'out of state' but my wife and I grew up around the KC area and are very familiar with the different areas and school districts.  In addition, we continue to have several friends and family who live in the area and we still make it back at least once a year.  Go Royals and Chiefs!

My real estate goals are nothing original.  I am looking to generate monthly cash flows by purchasing single family homes with a buy-and-hold strategy in hopes to provide a better life for my wife and kids.  I'm still in the process of assembling my team but hope to be sharing with you all a success story (or two) later this year.  

I look forward to building relationships and reciprocating the wealth of knowledge I hope to obtain as I gain experience.
